We have various clients who are seeking Property Portfolio Managers to join their dynamic property management businesses operating in the Winelands and Helderberg regions, including Stellenbosch | Paarl | Somerset West | Strand.
These positions offer the opportunity to manage a diverse portfolio of residential and/or sectional title properties, ensuring smooth operations, financial control, and tenant satisfaction across properties in Stellenbosch, Paarl, Somerset West, and Strand.

Key Responsibilities:
- Oversee and manage a portfolio of properties (sectional title) within the assigned regions.
- Liaise with tenants, owners, trustees, and service providers professionally and timeously.
- Handle budgeting, financial reporting, levy collection, and expense management.
- Ensure buildings are well-maintained, including coordinating maintenance, repairs, and inspections.
- Attend trustee meetings, and provide accurate reporting.
- Ensure compliance with relevant laws, sectional title management rules, and property legislation.
- Manage contractor relationships and negotiate service agreements.
- Handle tenant applications, lease agreements, renewals, and terminations where applicable.
- Maintain property records and documentation up to date.
Requirements:
- Minimum 2–5 years’ experience in property or portfolio management.
- Understanding of sectional title schemes, HOA rules.
- Matric essential; tertiary qualification in Property Management, Real Estate, or similar.
- Proficient in property management software (e.g., MDA, PayProp, RedRabbit, or similar).
- Strong interpersonal and communication skills (written and verbal).
- Ability to manage multiple properties across different areas.
- Own reliable transport and valid driver’s license essential.
- Must be able to travel between Stellenbosch, Paarl, Somerset West, and Strand as needed.
Salary: R20k – R35k p/month dependant on skills and experience.
