An established QSR / Fast-Food business with a national footprint is seeking to permanently employ a Project Manager to join their Construction & Development team, to be based in Joburg, Gauteng (Hybrid).
The Project Manager primarily acts as the planner, facilitator, co-ordinator and expeditor between the developer, the client, the professional team, the main contractor and all the direct contractors to ensure the project unfolds smoothly from the conceptual design phase, through the construction phase and finally the closure phase; focusing on delivery on time, within the approved budget and to the required quality and standard.
Salary – Total cost to company budget of R50,000 to R60,000 per month dependent on skills, experience, and qualifications. Various benefits are included in this package.
REQUIREMENTS
- Bsc Degree in Construction Management, Architecture, Engineering, or Quantity Surveying
- 5 Years project/construction management experience.
- Advanced knowledge of construction management processes means and methods
- Expert knowledge of building products, construction details, and relevant rules, regulations and quality standards
- Familiarity with Project Management Software packages, CCS, Microsoft Project, Primavera
- Familiarity with the Principal Building Agreement JBCC, and GCC.
- Familiarity with the Professional Consultants Services Agreement PROCSA
- Familiarity with the OH&S Act and regulations (85) of 1993 and the construction regulations contained therein.

RESPONSIBILITIES
Project Scope Management
- Chairs and records meetings with the professional team to develop the concept drawings for approval by the client.
- Attends meetings with senior management and the site acquisition officer to record the changes in the store pipeline roll out schedule.
- Works with the Architect and professional team to ensure all the client resolution letters, Form 4s and any other Council requirements are provided to the architect for the building plan submission and business license application.
Project Cost Management
- Assists the Quantity Surveyor to produce a project budget for approval.
- Assists the Developer to appoint the professional team and all the direct contractors.
- Seeks suitable contractors to price the bill of quantities and adjudicate the bids with a view to appointing contractors in line with the project time lines.
- Assists the Quantity Surveyor to produce regular cost reports showing variance from budget and estimated costs to completion.
- Assists the Quantity Surveyor in processing all the variations for approval.
- Receives, reviews and recommends payment of monthly certificates, invoices and contractor’s claims.
Project Time Management
- Develops and maintain the project programme, incorporating the project milestone dates proposed by the client and/or the developer.
- Develops a design development programme to manage the production of the basic and detailed design deliverables.
- Requests, scrutinise and approve the Main Contractor’s Construction Programme and incorporate it into the overall programme
Project Management
- Takes beneficial occupation of the premises and record the state of the site with photographs and site measurements where necessary. record readings on water, gas and electric meters.
- Co-ordinates with the developer and the main contractor to agree access routes, lay-down areas, toilet facilities, rubble and refuse management.
- Manages and co-ordinate all aspects of the construction phase ensuring adherence to project programme.
- Scrutinises all contractual delay claims and adjudicate their merits in terms of their effect to the critical path on the construction programme and the costs to have them mitigated.
- Liaises with Local Authorities for Fire Clearance Certificates, Health and Occupation certificates.
- Ensures the Engineers and Architects have provided enough detail for the site works to be carried out to the required quality and standard.
- Establishes a request for information system (RFI), whereby any technical and quality issues can be considered by the relevant professional and appropriate responses given.
- Liaises with Contractors and the professional team to agree a defects list.
- Manage the timeous close out of the defect list.
- Issues practical, works and final completion certificates as dictated by the JBCC contract
Project Communication Management
- Plans and chairs regular site meetings and distribute the minutes timeously.
- Prepares weekly progress reports and distribute.
- Prepares regular cost reports and distribute.
- Includes the OH&S report and distribute.
Project Risk Management
- Risk identification – Identify which risks are likely to affect the project.
- Risk quantification – Evaluate the risk and the possible project outcome.
- Risk Response – Define enhancement steps to best mitigate threats.
