An established Housing Estate in the Helderberg region is seeking to employ a full time Estate Manager on a permanent basis. The client requires an experienced Estate Manager to manage and drive various overall Estate related management responsibilities for this medium size estate.

SERVICE SCOPE

  • Management of all security installations at the Estate in line with the HA’s Security policies and procedures.
  • Management of all maintenance, landscaping, installations and associated service agreements, Health and Safety and all building activities

DETAILED RESPONSIBILITIES

Security installations

  • Ensure that all aspects of security policies and procedures are executed strictly within the guidelines.
  • Ensuring that all residents, construction and other service contractors adhere to the letter of the security policies and procedures.
  • Implementation and training of security policies with all employees, residents and contractors.
  • Ensuring all security enrolments are done as prescribed and indemnity form is developed and signed as required.
  • Maintain all reports and report books as described in the security policies and procedures.
  • Management of all agreements with external security service providers.

Maintenance

  • Development of complete maintenance plan for the Estate
  • Implementation of maintenance plan covering all buildings, roads and public areas.
  • Monthly reporting to the Board of Trustees on maintenance plan by the last working day of each month.

Health and Safety

  • Ensuring that the Estate meets all legal requirements in terms of Health and Safety.

Landscaping

  • Development of a complete landscaping plan for the Estate.
  • Implementation of landscaping plan.
  • Monthly reporting to Board of Trustees on landscaping plan the last working day of each month.

Installations

  • Ensuring that service level agreements are entered into for all specialist installations including electrical fence, security installations, lT installations, pump house, water reticulation (provision to erven as well as irrigation), gas
  • Installations, sewage, rubbish removal and all other specialist installations.
  • Ensuring that services are delivered when required and that the HA at all times keep to the determinations of all such service level agreements

Building activities

  • Ensuring that all contractors adhere to the building regulations.
  • Act as representative for the Housing Association whenever inspections are done on building sites.

Salary: R20k – R30k p/month, dependant on skills and experience
